BIM Coordination Process
BIM Coordination helps general constractors (GCs) and all the specialty trades work together in discovering construction conflicts before they become major issues. The coordination process validates each contractor’s design to eliminate conflicts in a virtual 3D model prior to construction.
BIM Coordination uses 3D BIM models, built from the contract documents, to perform clash detection. A clash shows where elements have conflicts and are highlighted for easy identification. The iterative process requires the design and/or construction teams to produce project updates every week or so to review all modifications.
The entire BIM process, heavily weighted on BIM Coordination, is proven to save money and time by resolving issues virtually before field construction begins. With BIM Coordination, you can reduce risk, waste, rework, and accelerate the project schedule.
BIM Coordination – The Right Way
The Project BIM Coordinator produces a BIM Execution Plan (BEP) for the team to follow. The BEP covers:
- Project requirements for each contractor’s model
- Collaboration guidelines
- File naming conventions
- Element colors per trade
- Model upload intervals (day and time)
- Coordination meeting schedule
- Clash resolution assignments and
- priorities
End deliverables.
Each subcontractor produces separate 3D models for their trade(s) and uploads the updated models prior to each scheduled coordination meeting.
The BIM Coordinator produces Clash Reports to share with the project stakeholders. Clashes can be assigned and adjusted before the next meeting or reviewed during the meeting for a collaborative resolution.
The Virtual BIM Coordination meeting takes place per the BEP and focuses on the high priority clash issues. When issues require further clarification, the team generates an RFI for the design team to evaluate. While an RFI may lead to a design change, the project is still virtual. No manpower or materials are involved at this point.
When an Architect’s Supplemental Instruction (ASI) is required to resolve an issue, updated contract documents are issued. The 3D modeling teams adjust their model and the clash detection and resolution process continues until there is a clash free model. The clash free model becomes the “Signed Off” construction model used by subcontractor teams to create Shop Drawings.
